Gary L. Poelstra formed Poelstra Properties in 1977. Originally known as Poelstra Financial, which engaged in Post Office buildings as tax sheltered investments, the company soon expanded into a nationwide real estate brokerage firm specializing in the acquisition, sale and lease of United States post office buildings and other government leased properties. Poelstra Properties also specializes in lease negotiation and property financial management. Gary serves numerous domestic and international clients.
In 1997, Gary was elected president of the Association of United State Postal Lessors (AUSPL), the only recognized association for postal lessors. Under his leadership, membership increased dramatically, along with benefits including an insurance program tailor made for postal lessors. Gary has fostered rapport with USPS and increased USPS presence at AUSPL’s annual conference. After fourteen years as AUSPL President, Gary stepped down but continued as a member of AUSPL Board of Directors, to manage and persue his and his clients Post Office investments.
Since CBRE was contracted to preform leasing negotiations for the USPS, Gary has negotiated over 200 leases with CBRE. Both on his own buildings and his many clients. He has negotiated leases both big and small, each one analyzed to determine the best course of action to achieve the best results. Gary works with both the client and CBRE to come to an mutually beneficial lease.
Postal lessors respect Gary because of his integrity, knowledge and experience. He knows how to get maximum benefits for them. Gary owns multiple post offices nationwide, alone and in partnership, because he knows post offices are a secure real estate investment — the tenant will never “skip town.
